Hearing scratching in the walls or attic, finding droppings in the garage, or spotting a rat near the garbage bins? In Richmond, rats are usually coming from one of two places: the exterior (soffits, rooflines, foundation gaps, utility penetrations) or the crawlspace and drainage network beneath the building.
Total Pest Control provides rat control in Richmond for single-family homes, townhomes and strata properties, restaurants, warehouses and commercial buildings. We inspect inside and out, identify the species and where they’re active, remove the infestation, and seal the entry points so the problem doesn’t return.
Ready to deal with it? Book a rat inspection or call 604-349-6402. We’re open Mon-Fri 8 AM-8 PM and Sat-Sun 10 AM-6 PM.
What You Might Notice:
Common rat entry points in Richmond properties
Catching a rat doesn’t solve the problem. If the entry point stays open, the next rat uses the same route.
Richmond’s delta setting, with waterways, ditches and farmland close to buildings, gives rats water, cover and routes to structures. Two species cause most problems, and which one you have decides where we inspect first.
Norway Rats
Ground-level rats with a heavier body and shorter tail. They live in burrows, crawlspaces, basements and drains, and get in through foundation gaps and pipe penetrations. We see them around ditch-side properties, older homes with crawlspaces, and waste enclosures. Control focuses on ground-level exclusion and sanitation.
Roof Rats
Slimmer rats with a tail longer than their body, nesting in attics, roof voids and trees. They get in through soffits, vents and rooflines, often via branches touching the building. We see them on streets with mature trees and hedging, detached homes and strata rooflines. Control focuses on roofline sealing and tree trimming.
We provide rat control throughout Richmond, including Richmond City Centre, Golden Village, Bridgeport, East Cambie, Steveston, Terra Nova, Seafair, Broadmoor, West Cambie, and surrounding Richmond communities.
Commercial areas: City Centre, Golden Village, Bridgeport, East Cambie
Hotels, restaurants, retail centres, warehouse facilities, airport-related businesses and mixed-use developments create steady food, waste and shelter sources for rats. Loading areas, garbage enclosures, shared walls and interconnected service lines can let rats move between buildings, so a problem in one unit can affect neighbouring tenants. We inspect exteriors, waste areas and building penetrations, seal entry points, and set up recurring monitoring for commercial and strata properties.
Residential areas: Steveston, Terra Nova, Seafair, Broadmoor, West Cambie
Waterfront communities, mature landscaping, detached homes, strata developments and established streets give rats cover and routes to buildings. Roofline gaps, dense hedging, fruit trees, crawlspaces and nearby waterways and drainage can all contribute. We check rooflines, attics, crawlspaces and the property perimeter to find where rats are active and how they’re getting in.

A certified technician checks the exterior, roofline, attic, crawlspace and garage for droppings, gnawing, burrows, nesting areas and travel routes. We identify the species and the openings rats are using to get in.
We choose methods based on the species, the property and who uses it, including pets, children and food areas. Bait goes in tamper-resistant stations and is applied only where appropriate. Trapping is used where it's the better fit.
We close identified openings with materials rats can't chew through, so new rats can't use the same route. We also point out what's drawing them in, such as accessible garbage, pet food, clutter and vegetation against the building.
After treatment, we check that rat activity has stopped and that sealed entry points are holding. If we see signs of renewed activity, we return to adjust the plan, so the problem is actually resolved rather than just paused.
Rat removal in Richmond, BC typically costs between $200 and $600 for a standard multi-visit treatment program. The final price depends on the property and how far the infestation has spread.

Yes. Scratching or movement in walls, ceilings or attics can indicate rodent activity in concealed areas. We inspect for signs of activity and possible entry routes before recommending the appropriate control approach.
